BUYER/SELLER PROGRAM

Are you an investor? We can help you with buying properties and then help you sell them. Allow Lesser Associates to represent you as the buyer’s agent and we will guide you through all aspects of the purchase. We will be paid a commission from the close of escrow so you don’t need to worry about coming up with the money up front.

Then if you allow Lesser Associates to sell your new investment we can offer you a lower commission rate. *Each property and discount is different.*

If you are an owner that wants to sell your own home, but want a company to oversee that all of the paperwork is correct we can help you with that as well.

*Cost for this would be 1.25% of the sales price. We will make sure that all of the inspections are completed and that everything is being done in accordance with the state of Arizona.*

If property is sold by an agent of “MLS” the commission will be 3% to the “MLS” agent as well.

*You show and sell the house and we help you with it. You save money and have the peace mind that a realtor is behind you ever step of the way.*

Our new owner program is great deal for you. If you are buying investment property and you use the office of Lesser Associates as your agent we will give you two free months of property management.

WHAT DOES IT COST?

Unfurnished rentals: an unfurnished rental is just like it says. No furniture. Some owners have decided to throw in some furniture. Such as pool or patio furniture. This is totally up to you the owner.

Cost: $65-100 set up (equal to one month’s management fee)

Management: $60-$100 a month (price depends on location of property)

Owner’s reserve: $500 (raised to $750 once property is rented)

Statutory agent fee: $175 (Maricopa County requires that you have a statutory agent assigned to your property. This can be any one living in the state. Your contract with Lesser Associates does not require you to make us your agent.)

Furnished rentals: (program 1)
A furnished rental is a fully furnished unit. You as the owner must provide everything that a house would need for someone to live in. There are different levels of taste. We recommend that you imagine that you are living in the house. What would you as the owner like to have?

Furnished rental (program 2)
Program 2 is our vacation rental program.

More and more of our clients are taking the plunge into this program. The easiest way to describe this program is to imagine your home is a hotel, but without the hotel atmosphere.

Cost: $65 set up (equal to one month’s management fee)

Management: $65-$100 a month (price depends on location of property

Website setup: $250 *subject to changing*  per one year contract

Owner’s reserve: $500 (raised to $750 once property is rented)

Statutory agent fee: $175 (Maricopa county requires that you have a statutory agent assigned to your property. This can be any one living in the state. Your contract with lesser associates does not require you to make us your agent)

Commissions: commission is a separate fee. The commission for both unfurnished and furnished (program 1) is 10% of the gross rent. *Easy calculation: a tenant signs a contract for 1 year at $1000 per month. Gross rent would be $12000 and the commission would be $1200.

How do I (the owner) get paid?

All rents are processed by the 15th of the month. After the 15th checks are either mailed or deposited. If you would like to have Lesser Associates deposit your rent monies into a bank account there is a charge of $25 per month. We only need you to provide pre-printed deposit slips. This is a fast way to get your funds. *Lesser Associates is not responsible for lost checks due to the United Postal Service, we are also not responsible if your bank returns the check due to depositing error*

How do you compare to other companies?

We shop other property management companies monthly. A good company no matter what industry they are should do this.
