Rents are due per your contract. All late fees begin at 5pm on the 1st of the month. Late fees are described in your rental contract. If you have questions please feel free to call us. If your due date is a holiday (NO US MAIL) or a Sunday please plan accordingly.

All rents are plus tax. Please make sure that you have the correct amount of tax with your rent check or the check will be deemed late.

COMMON TENANT QUESTIONS:

I just came home to find a notice on my door. What does it mean?

If you have notice from our office please contact us. We will discuss the notice with you. Common notices are late rents, noise complaints, or simple violations of your lease. If the notice is not from our office please let us know what the notice says. It may just be a general notice from the HOA.

I know I am going to be out of town when rent is due. Can I prepay my rent?

Yes, please let us know that is what you are doing so we can place the information in your file.

My child is going to be moving in with me, but they are not on the lease. Should I let you know?

Yes, please let us know who is in the property with you. In some cases this is also required by the HOA or the HOA management company.

My roommate just left, what do I do?

Our offices do not get involved in roommate issues. You must work it out together. Whatever the outcome we must be notified of the change in tenants. Any new tenants are subject a credit check as well.
