Having a rental property is a great way to make some extra money. However sometimes you have to deal with the "dark side". The dark side that I am talking about is the eviction and cleanup process. Many states have their rules as to how an eviction is to take place.

Once you get the eviction you now have to deal with getting the tenants out. In my opinion it is always best to try and work with the tenants so that you can get the property back without having to have an Rep. from the court come out.

Now you have your tenant out of the property, but you have all of their stuff. What do you do? Some states say you must store it, some people say throw it out, while others say you have to give it back to the tenant.

Whatever you decide to do as a landlord is up to you and what the states says. With that said my only advice when dealing with an evicition is to document everything. Video, pictures, notes and such. You want to make sure that you have everything documented so that there is no way that the tenant can come back saying you stole their ______________. If you didn't take the time to have the property contents documented then you have nothing to fall back on.

Evidence is key.
